Real Estate Investing in Smithtown NY
The real estate market is in fact cyclical. There are highs and there are lows. Then there are highs and there are lows all over again. The pattern is predictable. And just as much as we feel the pain of the low and could have forewarned of it from past historical trends, we can look with optimism towards the future.
By now surely you realize the market is down, inventory is plenty and sellers feel the pain. We are on the low point in the graph. But take a moment and look ahead to the future by taking a look at the past trends. After the low point on the graph, the market begins to climb, buyers enter the game in masses, home prices rise dramatically and inventory declines quickly. Once again the pattern is predictable.
So, that being said, what does this mean to you as a possible real estate investor? It means that if you want to buy a second home as an investment then your optimum time is NOW! We have established already that we are on the low point on the graph, inventory is plenty and we know the market will cycle back. So at a time when your other investments are at best shaky why not consider a long range strategy of investing in real estate? Owning just one or two rental properties can dramatically change your long range financial picture. Why not let someone else (in the form of a tenant) contribute to your wealth?
My conclusion is this... at the current time in the Real Estate market, the opportunity to make strong, lucrative investments is booming! Mortgage rates & home prices are low, making this the perfect time to cross over into real estate investing. Here, at EXIT Realty Achieve we offer a free four hour investment course that provides prospective investors with information on market trends, positive investment strategies and how to gain the most wealth from an affordable property.
Life has its challenges and sometimes it is easy to get caught up in the difficulties and not see the simple gifts around us. Today I was reminded of a story I read just a few weeks ago. This story moved me. It insipired me. It is Rachel's Story. You must have heard about Rachel by now but even if you know her story it is worth repeating.
Rachel was a nine year old little girl. Her heart was moved when she learned that children in other nations often perish from the lack of clean drinking water. So Rachel decided to do something to make a difference. She made a plan to participate with a charitable organization and raise money for clean water projects in the developing nations. Rachel set a goal of raising $300 for the charity by her ninth birthday. She asked her friends and family to contribute to the cause in lieu of getting her a birthday gift. Her ninth birthday came and she remained just $20 short of her goal. Then sadly, a few weeks after Rachel's ninth birthday, she died as the result of a car accident. And then slowly the circle of her influence grew. It seems many were moved by the heart of a child that saw the needs of others above her own. Rachel's story was picked up by the media and the circle widened further. I stumbled upon the story and was deeply moved... I cried as I read comments from the contributors and from her mother. It seems that people were led to give to the cause because of the compassion they saw modeled in a young girl and the donations topped $60,000. So now a few weeks have passed and I have remembered Rachel and her desire to impact lives across the world.
The Hoyt Farm Nature Preserve, located at 200 New Highway, Commack, New York, has much to offer and has proven to be fun for the whole family. There are many attractions and loads of activities possible at the preserve and the best part is, it's open 365 days a year! A nature center, the Hoyt House Museum, and a children's water playground are only a few reasons why families flock here year round.
With a front lawn acres wide equipped with a baseball field, playground, and picnic tables, Smithtown residents don't hesitate to enjoy some fun in the sun. There are also grill pits in several locations for those who would like to bring and enjoy their own food. Passed the front field, visitors will enjoy a nature preserve of farm animals such as a bull, pig, chickens, sheep, goats, etc. In the Nature Center house, which is open Memorial Day through Labor Day, there are also live animals such as snakes, frogs, salamanders, turtles, and fish. It's a great place for people of all ages to come and not just enjoy themselves, but also learn something new about all sorts of animals.
For those of you who enjoy staying active, along with the large field to play sports, there are extensive wooded trails to enjoy hiking or biking. To get an even more detailed looked at the Hoyt Farm Nature Preserve, I've included a video of Smithtown Spotlight, which displays an in-depth look at some of the most attractive opportunities available.
Along with the preserve's everyday attractions to enjoy, Hoyt Farm also offers many programs and day camps to send your children. Some of these programs include "Animals on the Farm," "Maple Sugaring," "Pond Life," "Critter Camouflage," and "Hibernation & Migration." The preserve also hosts summer concerts every year, which always attracts many residents to come, set up a blanket on the grass, and enjoy some live music.
Century 21 Agent joins EXIT Realty Achieve
Sometimes the grass is greener on the other side!
We are so pleased to have Peter Curto, formerly of Century 21 join our team. Peter is a long time area resident with broad knowledge of the local market. Peter's family has been in real-estate development and home building since 1971 and as a result, he has volumes of experience in all facets of real-estate transactions and a broad network to work. His resume includes being a successful home builder himself with over 15 million in closed transactions and many satisfied home buyers and sellers.
Peter brings a strong work ethic and great character traits and he fits nicely into our office. Shortly after arriving I heard Peter say “You just can not imagine the culture in this place until you get here.” He has benefited from the agent camaraderie, detailed office support, positive atmosphere and the exclusive training that EXIT is known for.
The potential for Peter to benefit from our model is enormous. He has begun to build his team by bringing in a buyer's agent and will be taking advantage of EXIT's additional income opportunities. Peter understands the benefits of working for a company that has his future in mind.
Peter spends his spare time raising funds for Contractors for Kids, a charity that sponsors families in the area who have terminally ill children. And clearly, he lights up when he gets to make a positive difference in the lives of others.
The sky is the limit for Peter and the grass is indeed greener under the EXIT sign!
